Spain is the largest market for German property buyers abroad, and the Balearics are almost a German home market. If your agency sells on the Costa Blanca, the Costa del Sol, Mallorca or the Canaries, German-speaking buyers are already looking for exactly your stock. They just aren't looking where you list.

Where Germans buy in Spain
Mallorca first, by a distance: Germans made 39% of all home purchases by foreigners on the Balearic Islands in 2025, four times the British share. After that come the Costa Blanca around Dénia, Jávea and Moraira, the Costa del Sol from Marbella to Estepona, and the Canaries, above all Tenerife and Gran Canaria for winter-sun buyers.
In 2023 Germans overtook the British as the largest nationality buying second homes in Spain. They pay above the foreign-buyer average, at €3,114 per square metre in 2024, and typically look for a detached villa or a sea-view apartment rather than an investment flat.
Why they don't find your listing today
German buyers search on ImmoScout24, Immowelt and Kleinanzeigen. All three run in German, expect a German-format exposé (Kaufpreis, Wohnfläche, Grundstück, Energieausweis where applicable) and route enquiries to a German-speaking contact. A listing that only exists on your national portal or your own website is invisible in that search.
Spanish agencies usually list on Idealista and Fotocasa, sometimes on Kyero and international portals in English. Almost none appear on ImmoScout24, which requires a German-format exposé and a German-speaking contact for enquiries. The result: a German family looking for a villa in Santa Ponsa finds three German brokers and none of the local agencies that actually hold the stock.

Pricing
Single listings start at €69 per month, with a two-month minimum term and no commission. Agencies with a portfolio receive a per-listing price in their written proposal, based on volume and channels.
Every engagement starts with a written, signable proposal covering scope and price. The negotiation, the notary and the commission on the sale stay with your agency.
Questions agencies ask
- Do you handle the NIE, notary or taxes for German buyers?
- No. We market the listing and qualify the buyer. Notary, NIE applications, transfer tax and the purchase contract stay with your agency and the buyer's lawyer, exactly as they do today.
- How long until a Spanish listing is live in Germany?
- Typically a few business days after we receive the exposé. You get a confirmation with links per channel.
- Do our agents need to speak German?
- No. We handle every German conversation until the buyer is qualified, then hand over in English.
