Where Germans buy in Italy

Lake Garda first, from Sirmione to Riva, then Lake Como and Lake Maggiore. South Tyrol is a German-speaking region in its own right. On the coast, Liguria's Riviera di Ponente, Tuscany's Maremma and the Marche attract buyers looking for a rustico with land; Apulia and Sicily are growing for value.

Italian statistics report foreign buyers as a group, not Germans specifically: 15.6% of holiday-home purchases in the first half of 2024, up from around 12% in prior years. We don't claim a German number that no source publishes. What the enquiries tell us is simpler: the German-speaking buyer for Italy is often older than 50, drives down for the summer, and wants a house that a German-speaking contact can explain in a phone call.

Why they don't find your listing today

German buyers search on ImmoScout24, Immowelt and Kleinanzeigen. All three run in German, expect a German-format exposé (Kaufpreis, Wohnfläche, Grundstück, Energieausweis where applicable) and route enquiries to a German-speaking contact. A listing that only exists on your national portal or your own website is invisible in that search.

Italian agencies list on Immobiliare.it, Idealista and Casa.it. German buyers, especially those over 50, start on ImmoScout24 and Immowelt and never search an Italian portal. The German brokers who do list Italian property there charge a referral commission that comes out of your side of the deal.
