Sell Istrian property to German buyers
Istria is a day's drive from Munich, Stuttgart and Vienna, and German is the language of many of its foreign buyers. Since Croatia joined the euro and Schengen in 2023, buying there works like buying anywhere else in the EU. Most Istrian agencies still reach German buyers only through German brokers.

Who buys in Istria
Roughly one in four Istrian property buyers came from abroad in 2025, according to agency data compiled by Opereta, and Slovenians and Germans led that group. Nationally, Germans made 1,963 purchases in 2025, second only to Slovenians. Croatia's official statistics don't break purchases down by nationality, so these figures come from the market, not the state.
Prices keep rising. Apartments in Istria sold for a median €2,743 per square metre in 2025, up 15.3% on 2024, and the top 5% of sales went above €4,490. Home prices on the Adriatic coast rose 12.6% year on year in the first quarter of 2026. German search queries name Poreč, sea views, a pool and houses directly on the water.
Sales volumes fell at the same time: the ministry counted 1,464 apartment sales in Istria in 2025, down from 2,405 in 2024, though part of 2025 was not yet recorded when it published. With fewer, more expensive sales, each qualified buyer matters more.
Buying in Croatia as a German
German buyers can purchase property in Croatia on the same terms as Croatian citizens, without ministry approval, because Croatian law treats EU citizens like nationals. Agricultural land and protected nature areas are the exceptions. The buyer pays a 3% real estate transfer tax on the market value when no VAT is charged.
Why they don't find your listing today
German buyers search on ImmoScout24, Immowelt and Kleinanzeigen. All three run in German, expect a German-format exposé (Kaufpreis, Wohnfläche, Grundstück, Energieausweis where applicable) and route enquiries to a German-speaking contact. A listing that only exists on your national portal or your own website is invisible in that search.
Istrian agencies list on Njuškalo and Index Oglasi and often run a German version of their own website. That page helps once a buyer has found you. It doesn't appear in an ImmoScout24 or Kleinanzeigen search, where the listing exists only if a German broker has taken it on at a referral commission.

Questions agencies ask
- Can German buyers buy in Istria without a permit?
- Yes, for homes. Croatian law lets EU citizens buy property on the same terms as Croatian nationals. Agricultural land and protected nature areas are the exceptions.
