Where Germans buy in Greece
Crete first, around Chania and Rethymno, then the Peloponnese coast, Corfu and the other Ionian islands, and Halkidiki close to Thessaloniki's airport. Buyers look for a stone house or a modern villa with sea view, and an easy flight from Munich, Frankfurt or Zurich. Prices well below the Balearics and Liguria are the second argument, and the one German buyers raise first.
Official nationality breakdowns of Greek purchases are dominated by Golden Visa investors from outside Europe, and no source publishes a German count. We quote the market-wide figures and leave the rest unclaimed. What is clear from the tourism data is that Germans are the largest visitor group in Greece year after year, and a share of those visitors ends every holiday with a look at the local agency window.
Why they don't find your listing today
German buyers search on ImmoScout24, Immowelt and Kleinanzeigen. All three run in German, expect a German-format exposé (Kaufpreis, Wohnfläche, Grundstück, Energieausweis where applicable) and route enquiries to a German-speaking contact. A listing that only exists on your national portal or your own website is invisible in that search.
Greek agencies list on Spitogatos and XE, and in English on international portals. On ImmoScout24, Greek property appears almost only through German brokers. A German buyer searching "Haus Kreta kaufen" never sees the local agency that holds the listing.
