Where Germans buy in Portugal
The Algarve leads, from Lagos and Carvoeiro in the west to Tavira in the east, with the golf triangle around Vilamoura and Quinta do Lago for the upper end. The Silver Coast north of Lisbon, Comporta, and Madeira follow. German buyers there look for detached houses with a garden, sea or golf views, and a realistic path to spending winters in Portugal.
No official statistic breaks Portuguese purchases down by German nationality, so we don't claim one. What the data shows: in 2025 one in five Algarve home sales (20.1%) went to buyers with a tax address abroad, the highest share of any region, and foreign buyers made 11.7% of national transaction value, and German is one of the languages those buyers search in.
Why they don't find your listing today
German buyers search on ImmoScout24, Immowelt and Kleinanzeigen. All three run in German, expect a German-format exposé (Kaufpreis, Wohnfläche, Grundstück, Energieausweis where applicable) and route enquiries to a German-speaking contact. A listing that only exists on your national portal or your own website is invisible in that search.
Portuguese agencies list on Idealista, Imovirtual and Casa Sapo, plus English-language portals aimed at British buyers. ImmoScout24 and Immowelt are absent from that mix, and a German family searching for "Haus Algarve kaufen" lands on German brokers who resell your stock at a referral commission.

Pricing
Single listings start at €69 per month, with a two-month minimum term and no commission. Agencies with a portfolio receive a per-listing price in their written proposal, based on volume and channels.
Every engagement starts with a written, signable proposal covering scope and price. The negotiation, the notary and the commission on the sale stay with your agency.
