Mallorca is the one market abroad where German buyers are not a segment of foreign demand but its largest part by far. If your agency sells in Palma, the southwest, Santanyí or the north around Alcúdia, the buyer most likely to meet your asking price is searching in German, on German portals.

Who buys on Mallorca

The Balearics have the most international property market in Spain. Nearly one in three homes sold in the second quarter of 2026 went to a foreign buyer, and among foreign buyers Germans led with 39% of purchases in 2025, against 9% for the British in second place.

Among non-residents, the buyers who live in Germany and buy a second home on the island, the German share was 52.6% in the second half of 2025, according to Spain's notaries. Those buyers paid an average of €5,201 per square metre for Balearic homes in the same period. German search queries name fincas with a pool, sea views, and towns such as Santa Ponsa, Paguera, Santanyí and Alcúdia.

Why they don't find your listing today

German buyers search on ImmoScout24, Immowelt and Kleinanzeigen. All three run in German, expect a German-format exposé (Kaufpreis, Wohnfläche, Grundstück, Energieausweis where applicable) and route enquiries to a German-speaking contact. A listing that only exists on your national portal or your own website is invisible in that search.

Mallorcan agencies list on Idealista and Fotocasa, and many run a German version of their own website. That page helps once a buyer has found you. It doesn't show up in an ImmoScout24 or Kleinanzeigen search, where your mandate appears only if a German broker has taken it on at a referral commission.

Questions agencies ask

Do you advise German buyers on Balearic transfer tax?
No. Tax advice stays with the buyer's lawyer. For orientation, the Balearic tax agency (ATIB) publishes a progressive transfer tax scale for resale property, from 8% up to €400,000 to 13% above €2 million.
Our website already has a German version. Is that enough?
It helps once a buyer has found you, but it doesn't appear in the portal searches where German buyers start. We publish the listing on ImmoScout24, Immowelt and Kleinanzeigen and answer the German enquiries it brings.
Do our agents need to speak German?
No. We handle every German conversation until the buyer is qualified, then hand over in English.
