Croatia is a drive-to market for Germans and Austrians, and Istria in particular has a German-speaking buyer base going back decades. Since Croatia joined the euro and Schengen, that demand has grown. Croatian agencies rarely reach it directly.

Where Germans buy in Croatia

Istria first, from Umag and Poreč down to Pula and Medulin, where Germans, Austrians and Slovenians dominate foreign buying. Then the Kvarner Bay and Krk, and further south the Zadar and Split regions and the islands of Brač and Hvar. Buyers want a stone house with a pool or a modern apartment within a short drive of the coast.

Slovenians overtook Germans as the largest foreign buyer group in 2023, but Germans remain in the top three and buy in the thousands each year. Many of them already know the coast from decades of camping and sailing holidays, so they arrive with a region in mind and a clear budget, and mostly need someone to talk them through the purchase in German.

Why they don't find your listing today

German buyers search on ImmoScout24, Immowelt and Kleinanzeigen. All three run in German, expect a German-format exposé (Kaufpreis, Wohnfläche, Grundstück, Energieausweis where applicable) and route enquiries to a German-speaking contact. A listing that only exists on your national portal or your own website is invisible in that search.

Croatian agencies list on Njuškalo and Index Oglasi, and in English or German on their own sites. The German portals are where the buyer starts, and there your listing exists only if a German broker has taken it on at a referral commission.
