What listing on German property portals costs an agency abroad

Before an agency outside Germany puts a listing on ImmoScout24, Immowelt or Kleinanzeigen, it wants to know the price. Only one of the three publishes one for sale listings. This guide sets out what each portal states on its own pages about fees, agent packages and properties abroad, and marks clearly what it does not publish. We checked every page in September 2026 and left out the figures that only appear on comparison blogs.

What each portal publishes about its prices

ImmoScout24 states plainly that there are no free sale listings. Its free offer covers rentals. The price of a paid listing depends on the category and the term, 14 days, one month or three months, and is shown only in the booking dialog. Professional providers choose between a one-off Basis-Anzeige for one or two objects a month and a membership with an individual price and unlimited listings. Neither price is published. Bookings renew automatically for the same term unless the listing is deactivated first.

Immowelt advertises listings from €0, but that price applies only to private providers renting out a property. The price of a sale listing is not published. Agents choose between the Ready, Grow and Power packages through a sales enquiry, and those prices are not published either.

Kleinanzeigen is the exception. Commercial sellers pay from the first ad: €21.99 to €24.99 incl. VAT per property ad, running 60 days. Partnerships replace the per-ad fee with a monthly price excl. VAT for 5, 10 or 15 ads: Smart from €109, Profi from €169 and Premium from €219, up to €339 for 15 Premium ads. They can be cancelled monthly.

Can an agency abroad list at all?

All three portals have a section for property outside Germany. ImmoScout24 and Immowelt run Auslandsimmobilien pages covering Spain, Portugal, Italy, Greece, Croatia and Sweden, among others. Kleinanzeigen has a Ferien- & Auslandsimmobilien category with more than 18,000 ads in September 2026.

None of them publishes a rule on whether a seller needs a German address, a German phone number or a VAT ID. Kleinanzeigen's location field accepts German places only, so ads for property in Opatija or Alanya carry a German postcode. Immowelt's terms require the lister to hold its own marketing mandate for the property. Energy data are mandatory fields for a German sale; whether a building abroad needs a German energy certificate, the portals do not say.

Why the reach figures don't compare

Each portal counts something different. ImmoScout24 reports 20.3 million monthly users in Q1 2025 and 6.6 million people a month searching for a property to buy in H1 2025. Immowelt reports 30 million monthly visits across the whole site in January 2026. Kleinanzeigen reports around 100 million visits a month in its property category, an internal average for H1 2026. Users, site visits and category visits are three different measures, so the numbers cannot be ranked against each other.

What the fee does not cover

The portal fee is the visible cost. The larger one is the work around it: a German exposé in the portal's structure, a German-speaking contact who answers enquiries the same day, and someone who watches renewals so a listing doesn't run on or lapse unnoticed.

Crosslist holds the portal accounts, builds the German exposé from your existing material and answers every enquiry in German. Single listings start at €69 per month, with a two-month minimum term and no commission. Agencies with a portfolio receive a per-listing price in their written proposal, and the buyer, the negotiation and the commission stay with your agency.

Questions agencies ask

Is there a free way to list a property for sale?
Only for private sellers on Kleinanzeigen, who get two active sale ads free at a time. ImmoScout24 says it has no free sale listings, and Immowelt's €0 offer covers private rentals only. Commercial sellers pay on every portal.
Why doesn't this guide quote ImmoScout24 or Immowelt prices?
Neither portal publishes them. ImmoScout24 shows the price in the booking dialog and Immowelt quotes agents through sales. Figures on comparison blogs are not primary sources, so we don't repeat them.
Do we need a German company to list?
The portals don't publish that requirement either way. In practice the account, the German exposé and the German-speaking contact are what hold agencies back, and those are what Crosslist provides.
