Sell Algarve property to German buyers

The Algarve is Portugal's most international property market. Buyers from abroad bought one in five homes there in 2025 and paid almost a third of the money. German speakers are part of that demand, but a listing that lives on Idealista and Imovirtual never reaches the portals they search at home.

Who buys on the Algarve

In 2025 buyers with a tax address outside Portugal made 20.1% of Algarve home sales and 31.3% of their value, the highest shares of any Portuguese region. The Algarve alone took 29.7% of all homes bought from abroad in Portugal, and 42.4% of the money spent.

They buy at the top of the market. In the first quarter of 2026 buyers from abroad paid a median €4,003 per square metre in the Algarve, against €3,214 for buyers based in Portugal. German search queries name Lagos, Faro and Carvoeiro, sea views and a pool.

Portugal's statistics office splits buyers from abroad only into EU and non-EU, so no official figure says how many are German. In 2025, 4,416 of the 8,471 homes bought from abroad went to buyers based in another EU country. We don't put a German share on this page because none is published.

Why they don't find your listing today

German buyers search on ImmoScout24, Immowelt and Kleinanzeigen. All three run in German, expect a German-format exposé (Kaufpreis, Wohnfläche, Grundstück, Energieausweis where applicable) and route enquiries to a German-speaking contact. A listing that only exists on your national portal or your own website is invisible in that search.

Algarve agencies list on Idealista, Imovirtual and Casa Sapo, plus English-language portals built for British buyers. None of those appear when a German family searches at home, so the listings they find come from German brokers reselling Algarve stock at a referral commission.

What changed for non-resident buyers in 2026?
According to the Portuguese tax authority, since May 2026 non-resident buyers of a home pay a flat 7.5% transfer tax (IMT) plus 0.8% stamp duty, unless they become Portuguese tax residents within two years or let the home at a capped rent. Tax advice stays with the buyer's lawyer.
Do you handle the NIF, the notary or the deed?
No. We market the listing and qualify the buyer. NIF, notary, deed and taxes stay with your agency and the buyer's lawyer.
Does our team need German?
